What is CMDA Approval?
The Chennai Metropolitan Development Authority (CMDA) oversees the approval process for any construction or land development in Chennai. Whether you’re building a residential complex, commercial building, or industrial structure, obtaining CMDA approval is essential to ensure compliance with local building laws.
The Procedure to Obtain CMDA Approval
 The process begins by categorizing your project. If you’re laying out landforms, you’ll need to apply under Form “A”. For constructions like special buildings or industries, you’ll need to submit Forms “B” and “C”, respectively.
Once your application is categorized, you must submit detailed architectural drawings in line with CMDA’s rules and regulations. These documents include:
- Detailed Site Plan
- Key Plan
- Floor Plans
- Elevations and Sections
These drawings must be attested by an architect or surveyor registered in Chennai. Along with the plans, you’ll need to submit documents such as the Sale or Lease Deed and any relevant clearance certificates.
Timeline and Validity of Approval
The typical approval time from CMDA is around 45 days from the date of submission. Once approval is granted, construction must begin within 3 years. If no construction is undertaken within this time, the approval will expire, and the process must be repeated.
Consequences of Unauthorized Construction
